I've been interviewing agents as we prepare to sell and none so far have told me they provide Virtual Tours. I relied on Virtual Tours when I bought this house and thought they were great. Any opinions?

Virtual tours right now in the market I believe are almost a necessity to sell a home. With the amount of homes on the market what is going to push you to see a particular home unless you get a "taste" of what you are going to see inside. If there are no pictures at all then, as an agent, I might not email that home to a potential buyer to preview because they don't know what they will be getting into. It helps me narrow down the field to a number of homes to show the buyer. I might end up seeing that home if the buyer hasn't seen anything else they like..... So I agree! Virtual tours are important! I think the real question is if you should take the pictures yourself and upload them or pay a professional company to do it?

In my opinion virtual tours are counter productive. As a listing agent I try to get a couple of pictures of homes i list in their best light but I never use virtual tours. Tours in my opinion only provide a way for a potential buyer to eliminate homes from a list, and I as a sellers agent want buyers to see the house in person. As a buyers agent I would never eliminate a home from a list simply because it had no virtual tour.
